Rental Application Disclosure

Applications can only be discussed in writing via email and/or text. Please submit valid contact information.


There is a required $70.00, NON-REFUNDABLE electronic application fee per adult applicant (18+ age). This must accompany the completed application. Incomplete applications or applications submitted without the proper application fee(s) will not be considered and will not be refunded. Any inaccurate and/or incomplete information are grounds for rejection of an application, loss of application fee and basis for termination of the lease if subsequently discovered. Information cannot be edited after submission.


Applicant(s) must have a monthly combined gross income of three and a half (3.5) times the total monthly rental rate. Incomes must be local to this area of NC or have proof of remote status. Incomes must be cross-verifiable in writing using: payroll link, bank link and/or recent pay stubs with deposit records. Additional documents may also be requested. Self-employed applicants will be required to produce two years of signed tax filings, and at least six (6) months recent bank statements. We reserve the right to require a higher security deposit for incomes between 3.00 to 3.49 times the monthly rental rate that also meet all other approval criteria.


Valid unexpired government issued photo ID documentation is required for those age 18+ (i.e.: Government issued Driver’s License/Identification Cards, US passport, US VISA, Military ID) You must provide a copy with application.


Guarantors can only cover one category of weakness on an application: insufficient income, or no rental history. Credit score of the tenant will still be factored into the application. Guarantors must have a minimum credit score of 640, verifiable monthly gross income of at least 3.5 times the rent when combined with the primary tenant(s), and below a 50% Debt to Income ratio. Only one guarantor may be used per lease, with exception for student rentals, where each student must have their own guarantor.


Not all RPM Excellence properties allow pets. Apart from documented medically necessary Assistance Animals, properties allowing pets can have a maximum of two (2) pets permitted and are subject to additional minimum $30.00/month $300.00 security and fee/per pet, in addition to base advertised amounts. This additional amount will be added and will not be modified in the initial lease term for any reason. Charges vary based on size, breed, age, and documentation provided. Pet photos (2) must be submitted to RPM Excellence or Pet Screening prior to approval, subject to restrictions such as aggressive breeds or exotic animals. Aggressive breeds include: Pit Bull, American Bulldog/Bully, Staffordshire Terrier, Rottweiler, German Shepherd, Doberman, Chow, and/or any variations of these. RPM Excellence uses a screening service that may charge an additional application screening charge for each pet. All pets must be disclosed on the application to be considered in the review of the application. No pets other than those disclosed on the application may be kept on the property.


The property must be accepted in “AS IS” condition unless written exceptions are approved. All verbal representations are non-binding. If RPM Excellence approves two or more unrelated applications for the same property, the applicant understands that the manager may select the applicant desiring the property in “AS IS” condition over another applicant requesting maintenance or repairs. In the event the manager approves two or more unrelated applications for the same property and ALL terms of the potential lease are equal (e.g. rental amount, move-in date, lease term, etc.), the first completed application submitted will be selected to initiate the lease and additional approved applicants will be in a back-up status. In all cases, the application fee is non-refundable. YOUR APPLICATION IS TRANSFERABLE TO ANY RPM EXCELLENCE PROPERTY FOR UP TO 30 DAYS. YOU MAY ONLY APPLY TO ONE PROPERTY AT A TIME.

RPM Excellence leasing consultants are not authorized to negotiate any verbal representations are non-binding. Once your application is submitted to RPM Excellence, the approval/denial process will be handled by RPM Excellence staff.


Transunion Resident Score 4.0 may be used to calculate credit score for application purposes. Combined average credit score(s) of 640 or above are required to meet our standard guidelines. Applicant(s) not meeting our standard guidelines may receive a conditional offer with score(s) in the range of 590 to 639 or those with no scores. These may require a higher security deposit and/or participation in our RPM Excellence Credit Cooperation Program with an additional monthly amount due concurrently with monthly rent payments. Non-US Citizens without social security numbers are subject alternate tenant screening and additional documentation will be required.


Rental history must be rated satisfactory or better with previous landlord(s), with no record of eviction judgements or 3 or more dismissed eviction filings within the past 36 months. We reserve the right to require a higher security deposit and/or decline for those with non-satisfactory rental history. Any current or past outstanding debt to a previous landlord and/or civil suit, judgement, forcible detainer filed from a previous landlord against applicant, can result in application being denied.


Any history of bankruptcies, especially open and/or pending, may result in application denial.


A minimum of 60 months without felony convictions is required. RPM Excellence reserves the right to refuse leasing based on any excessive criminal history or convictions relating to banned substances, fraud, or violent crimes.


RPM Excellence requires tenants to obtain and maintain a renter’s insurance policy throughout the term of the tenancy. Evidence of insurance coverage is required at move-in and upon request with all residents named and RPM Excellence as an interested party for notification purposes. The policy shall provide coverage for bodily injury and property damage for which tenant may be liable in the amount of minimum $100,000.00. RPM Excellence reserves the right to have a default tenant liability insurance placed at prevailing (RBP) premiums and/or administrative charges for non-compliance.


All information regarding the advertised property or terms such as but not limited to: bedroom count, bathroom count, square footage, rental rates, appliances provided, utilities included, lawn maintenance, HOA regulations, or availability is deemed reliable but is not guaranteed. Applicant shall verify all information prior to execution of the lease. When applying for a property you will have to commence the lease within three (3) weeks of being approved. If the property is not available within three (3) weeks, then the lease will commence on the date it is first available.


All initial move-in funds (e.g., deposits, rent, fees) must be paid by certified funds which is defined as: cashier’s check or money order payable to “Real Property Management Excellence” or electronically via ACH or debit/credit card using easy payment option via our partnership with Obligo on their platform. Online payments could be subject to additional fees and cashier’s checks and money orders typically have a charge associated with them by the issuer. Cash is not accepted at our offices. If you are the approved tenant candidate, in addition to your security deposit, there is a non-refundable lease administration fee to cover the cost of preparing your lease, move-in inspection, and keys in the amount of $250.00. RPM Excellence also charges a ~$50.00/month (if with tenant insurance, or ~$40.00 if you have your own insurance), for the Resident Benefit Package (RBP) to be paid in addition to the rent due and payable at the same time as rent monthly. This fee may be higher for applicants with credit scores below standard approval. This includes online portal, maintenance communication center, emergency maintenance submission, utility concierge program, credit reporting, interior on demand insect control, move in & move out property report, online email support, and rental/mortgage verifications, renewal qualification and more. This fee could be more if you opt-in to our credit cooperation program available for applicants with credit scores below 640. Please note that the advertised monthly rental price is for Electronic Check ACH payments made through our online e-payment system w/minimal applicable fees and accessible on our website.
